Why your patio and paths keep going green

A patio is a grid of joints, and every one is a gap for seed to land in. Once the pointing or jointing sand starts to break down, moss and weeds get a foothold between the slabs, and a shaded, damp path will fur over with moss faster still. The strip down the side of the house and the alley out the back are usually the worst of the lot: less sun, less traffic, more damp.

Scrubbing or jet-washing lifts the green off the top and looks tidy for a fortnight, then it’s back, because the roots are still down in the joints. I spray the whole surface, joints and edges included, so it dies off properly instead of greening straight back over.

What I find on Leicester patios and paths

On most jobs it’s moss doing the damage as much as weeds. It carpets shaded slabs and makes a path genuinely slippy by autumn. The back yards and shared entries behind the Victorian terraces around Highfields, Clarendon Park and the West End are classic for it: tight, shaded and damp. Out on the newer estates at Hamilton and Glen Parva it’s more the big flagged patios and block-paved paths seeding up along the joints.

Older paths often have the pointing worn right out, so the weeds are rooted deep between the flags rather than just sitting on top. Why scrubbing and jet-washing don’t hold

A stiff brush and patio cleaner shift the surface moss, but they leave the roots in the joints and the moss spores in the pointing, so the green creeps back within weeks. Jet-washing is harder on a patio than a drive: turn the pressure up and you blast the pointing and jointing sand clean out, which widens the gaps and gives the next lot of weeds an easier home.

Shop moss and patio treatments mostly bleach the top so it looks gone for a while. Salt and vinegar scorch the leaf and can mark the slabs. Spraying reaches the root and the moss base, which is the bit that regrows, and this is why root-kill lasts when the quick fixes don’t.

Why it doesn’t just grow back

The spray I use is professional-grade and I’m qualified to use it. It travels through the moss and weeds into the root and base sitting in your joints, which is the part that regrows if you only clear the top. Give it the full four weeks to work through, and it won’t linger in the ground once it’s done. If rain is due soon after I’d spray, I move you to a dry slot rather than let it wash off.
